RENT ANALYST - JOB SUMMARY Under general supervision, position is responsible for taking immediate and appropriate action to ensure current account balances for all COTS’ residential program participants. ESSENTIAL FUNCTIONS 1. Calculate program resident’s monthly rental rate during intake. 2. Inform program residents of the rent collection procedure during the intake process. 3. Collect, verify and record rent payments from program participants. 4. Provide clients with receipts via case planners. 5. Complete shelter verification forms from FIA or other client funding sources. 6. Authorize any account adjustments and/or fee status changes for program residents. 7. Reconcile individual account balances. 8. File and maintain individual client records with account history including intake and discharge forms, notices field, etc. 9. Provide individual case planners and program personnel with monthly report of the status of all program participants (e.g. current and pending notices, status of eviction, etc.). 10. Reconcile and Accounts Receivable Ledger balance to the General Ledger balance. 11. Initiate, monitor and enforce payment agreements. 12. Prepare, process and serve eviction notices. 13. Make court appearances as necessary. MINIMUM QUALIFICATIONS • Associates degree in accounting or related field. • Collections experience preferred. • Ability to operate 10-key calculator. • Experience using various software packages (e.g. Excel, Word, QuickBooks). • Excellent oral and written communication skills. • Approved police clearance. • Approved alcohol/drug screen. : Job ID 70

MAJOR GIFTS MANAGER - JOB SUMMARY The Major Gifts Manager is responsible for designing and implementing programs to identify prospective Major Gift Donors. This position will report directly to the Chief Development Officer, providing all administrative and operational support for the Major Gifts Program, as well as working closely with the CEO. ESSENTIAL FUNCTIONS 1. Devise and execute plan to qualify, contact, and cultivate potential new donors. 2. Prepare prospect research and reports that will be used to develop strategies and solicitations of major donor candidates. 3. Research existing database to identify potential Major Gift Donors and securing face to face meetings with the CDO and CEO including tours of COTS facilities. 4. Develop monthly list of possible major gift donors to present to the Board for possible relationship building. 5. Updating and maintaining the Major Gifts database, as well as coordinating and tracking all correspondence and communication. 6. Create an individual donor recognition strategy and develop sustainable stewardship activities to build relationships and engage individual donors on a consistent basis. 7. Develop and implemented a “Pledge Program”. 8. Responsibilities also include preparing monthly cultivation correspondence to major donor prospects, as well as creating monthly renewal letters, prospect letters and additional gift and lapsed appeal correspondence, and ensuring their distribution in a timely manner. 9. Coordinate and attend all Major Gifts’ events to be developed with the CDO. 10. Oversee the Open Door Society – COTS major-donor program, planned giving programs, and endowment cultivation. 11. Develop goals for the Major Gifts program with accountability. MINIMUM QUALIFICATIONS 1. Bachelor’s degree in related field or the equivalent experience. 2. Five years experience with Major Gifts programs. 3. Demonstrated successful prospect research. 4. Ability to organize and establish priorities. 5. Must be proficient with the basics of Raisers Edge and Microsoft Office. 6. Experience in non-profit organizations preferred. 7. Excellent oral and written communications skills. 8. Excellent presentation skills. 9. Approved police clearance. 10. Approved alcohol/drug screen. : Job ID 71
